   Since 1976 we have been providing a broad range of residential design and construction related services to the South Bay Area. We are here to help you weave your way through what is often times a confusing and cumbersome maze of design alternatives, city requirements, cost considerations, multiple professional reports, bidding procedures and the construction process.
   We do this by listening to your goals; developing design schemes for your review that achieve those goals; offering our expertise for your consideration; guiding you through the city review and construction process; and providing a thorough set of plans that makes it clear what the intent of the design is and how all the work is to be completed. A good set of plans is essential to the smooth execution and completion of your project.
   We can help you come to a clear understanding of what the goals and parameters of your project are, offer you multiple schematic design alternatives for your consideration, give you estimates of costs, obtain the necessary professional reports required for the development of the plans, coordinate our work with related design professionals (lighting, interior, and landscape), help you with the selection and application of materials, make presentations when the City requires public reviews, recommend and review general contractors, help in the establishment of a construction payment schedule, and check the progress of your job during construction.
   Our design service can include documentation and evaluation of existing conditions, 3-D computer generated views for your review, photo documentation and “as-built” documents required for historic buildings, presentation drawings for public reviews and scale models.
